Frequently Asked Questions
Straight answers about working with MSP Painting & Home Repairs — from property types and services to estimates, scheduling, specialty trades, and our 30-day workmanship guarantee.
The basics about who we serve, where we work, and how MSP Painting & Home Repairs fits into your property workflow.
MSP Painting & Home Repairs works with multifamily communities, apartment units, commercial properties, common areas, investment properties, and residential homes throughout our service area.
Yes. Property management is a major part of how our team approaches the work. Our roots go back to the property-management side in 2001, giving us firsthand experience with budgets, turn deadlines, vendor coordination, and the pressure to get a property rent-ready without sacrificing quality.
MSP Painting & Home Repairs serves Central Florida and Tampa Bay, including Orlando, Kissimmee, Maitland, Sanford, Tampa, and nearby communities.
Our team's roots go back to 2001, beginning on the property-management side before expanding into vendor and property-service work. That experience shapes how we approach scope, communication, timelines, and turnover projects today.
Our goal is to give you one primary point of contact for the project. Instead of separately coordinating painting, repairs, resurfacing, cleaning, and specialty trades, MSP Painting & Home Repairs can coordinate the moving pieces and keep the scope connected from walkthrough through completion.
Operational questions for property managers, multifamily teams, owners, and portfolios that need more than a one-off contractor visit.
Yes. Let us know what your management company, ownership group, or property requires for vendor onboarding or compliance. MSP Painting & Home Repairs will confirm the documentation and project requirements that apply before work begins.
Photo and project documentation can be coordinated when needed for the property or management team. If your company requires before-and-after photos, completion documentation, unit-specific records, or other project information, include those requirements when requesting your estimate.
Yes. If you manage multiple properties or communities, MSP Painting & Home Repairs can discuss a coordinated approach for turns, painting, repairs, resurfacing, cleaning, renovation work, and other recurring property needs across your portfolio.
Yes. MSP Painting & Home Repairs can review punch-list items, cosmetic issues, repair needs, and other work needed to prepare a property for occupancy, leasing, sale, turnover, or final inspection.
If an item requires specialty licensed work, that portion of the project may be coordinated with an appropriately licensed or qualified trade professional.
Painting and repairs are only part of the picture. Our model is built around coordinating the work a property actually needs.
Yes. Painting, repairs, trim and finish work, resurfacing, cleaning, final preparation, and other property needs can be coordinated as part of one turnover or make-ready project.
When specialty work requires a particular trade license, permit, certification, or qualification, that portion of the project may be coordinated with an appropriately licensed or qualified trade professional.
A unit turn is tailored to the condition of the property and may include painting, drywall or minor repairs, trim and finish work, cabinet or surface updates, resurfacing, cleaning, punch-list items, and other rent-ready work.
If specialty trades are required, MSP Painting & Home Repairs can coordinate qualified subcontractors or appropriately licensed trade professionals as needed.
No. MSP Painting & Home Repairs also coordinates repairs, resurfacing, trim and finish work, professional cleaning, make-readies, and broader property-improvement projects.
When plumbing, electrical, HVAC, mold-related, or other specialty work is needed, the project may include qualified subcontractors or appropriately licensed trade professionals as required by the scope.

Yes — that's one of the main advantages of the MSP Painting & Home Repairs model. Painting, cabinet refinishing, resurfacing, trim work, repairs, renovation, and cleaning can be coordinated together instead of being treated as a series of disconnected vendor visits.
MSP Painting & Home Repairs may perform work through its own team and may subcontract portions of a project when appropriate. If a portion of the work requires a specific license, permit, certification, or other qualification, that work may be coordinated with an appropriately licensed or qualified trade professional.
What to expect when requesting pricing, reviewing the project, and using our workmanship guarantee.
Yes. Requesting an estimate is free and does not obligate you to move forward. Send us the property details, the work you need, and any photos or timing requirements you already have. MSP Painting & Home Repairs will review the request and coordinate the next step needed to prepare the estimate.
No. Property conditions, quantities, materials, access, and project scope can vary substantially from one job to another. A project-specific estimate gives you a clearer picture than a generic website price.
Start by telling us about the property, the work you need, and your expected timeline. Our team reviews the request and coordinates a walkthrough or other next step when needed to confirm the scope before preparing the estimate.
The 30-Day Workmanship Guarantee begins when the applicable work is completed. If a qualifying workmanship issue related to work performed by MSP Painting & Home Repairs is reported during that 30-day period, our team will review it and, when covered by the guarantee, return to correct the issue at no additional charge.
The guarantee applies to workmanship performed by MSP Painting & Home Repairs. Pre-existing conditions, normal wear, misuse, third-party work, manufacturer defects, water or moisture issues, structural conditions, and work outside the agreed scope are not automatically covered.
The MSP Painting & Home Repairs workmanship guarantee applies to qualifying workmanship performed by MSP Painting & Home Repairs. Specialty subcontractor work, manufacturer products, or third-party services may also be subject to separate warranties, terms, or limitations from the applicable provider or manufacturer.
If hidden conditions, additional work, revised quantities, material changes, or customer-requested changes affect the original scope, MSP Painting & Home Repairs will communicate the change and may provide an updated estimate or change order before the additional work proceeds.
How scheduling works for occupied properties, vacant units, urgent timelines, and project walkthroughs.
Both. For occupied spaces, scheduling is coordinated with the property team and available access to help reduce disruption. Vacant units may offer more flexibility depending on the project scope and schedule.
Turnaround depends on the actual scope, property condition, access, materials, specialty trades, and current scheduling. MSP Painting & Home Repairs is built around coordinated make-ready work, but we prefer to give you a realistic project timeline after reviewing what the unit needs.
Our team reviews new inquiries as quickly as possible. If your property has a specific deadline or urgent turnover need, include that information in your request so we can account for it when reviewing the project.
Project scope, property access, occupancy, weather, material availability, hidden conditions, inspections or permits, specialty-trade scheduling, and requested changes can all affect timing. We aim to communicate those factors clearly rather than give a timeline that does not match the actual project.
That's fine. Tell us what's going on with the property and what outcome you're trying to achieve. MSP Painting & Home Repairs can review the situation and help identify the service — or combination of services — that fits the project.
You do not need to know the exact service before reaching out. Tell us what you're dealing with and MSP Painting & Home Repairs will help determine the next step.
Send us the basics and we'll review your request and contact you about the next step.
