A Better First Impression.

Interior and exterior painting for property refreshes, unit turns, occupied spaces, common areas, repairs, and larger renovation projects — with preparation and finish work coordinated around the condition of the property.

Final scope depends on the existing surfaces, repairs needed, access, occupancy, coating requirements, color changes, weather exposure, and approved project details. Serving Central Florida & Tampa Bay.
Interior Painting Walls, ceilings, trim, doors, and other approved interior surfaces.
Exterior Painting Refresh qualifying exterior surfaces based on condition and project requirements.
Prep & Repair Coordination Address approved patching, surface preparation, and finish details before coating.
Protection Before Paint Plan masking, covering, access, and adjacent-surface protection around the approved painting scope.
Painting That Starts With the Surface

The Finish Only Looks as Good as the Prep Underneath It.

A repaint is more than rolling color over a wall. Existing damage, previous coatings, stains, repairs, trim condition, exterior exposure, and the way the space is being used all affect the final result. MSP Painting & Home Repairs scopes the work around the property instead of treating every paint job the same.

Prep Before Paint Qualifying patching, sanding, caulking, surface corrections, and other approved preparation can be included where needed.
Interior & Exterior Coordination Handle separate areas or a broader repaint through one connected project plan.

The exact surfaces included depend on the estimate, but painting projects may cover a combination of interior, exterior, trim, repair, and turnover-related work.

Interior Walls & Ceilings

Refresh occupied or vacant interiors with approved wall and ceiling painting based on surface condition, color change, and project goals.

Exterior Surfaces

Paint qualifying exterior surfaces with preparation and coating recommendations based on exposure, condition, substrate, and project requirements.

Trim, Doors & Finish Details

Coordinate baseboards, molding, casing, doors, and other approved finish surfaces with the rest of the repaint.

Patching & Surface Prep

Address qualifying nail holes, minor wall damage, cracks, caulking, sanding, and other approved preparation before the final coating.

Apartment & Unit-Turn Repaints

Coordinate painting with repairs, cleaning, trim, resurfacing, and other make-ready work for vacant apartments, rental units, and managed properties.

Renovation Painting

Include painting as part of a larger rehab, renovation, or multi-service project so finish work stays connected to the rest of the scope.

What Affects the Painting Scope?

Every Surface Tells You What It Needs.

Paint performance and appearance depend heavily on what is underneath it. That is why the estimate should account for the existing coating, damage, substrate, moisture, repairs, access, and environmental exposure before work begins.

Existing Surface Condition Peeling, flaking, stains, cracks, previous repairs, texture differences, and other visible issues can change the preparation required.
Moisture & Active Damage Leaks, water intrusion, active moisture, structural movement, or failing substrates may need to be corrected before cosmetic painting makes sense.
Color & Coating Changes Major color changes, specialty surfaces, existing sheen, exterior exposure, and previous coatings can affect the recommended system and number of steps.
Access & Occupancy Furniture, residents, business operations, exterior access, height, weather, and scheduling can all affect how the work is planned.

Where Painting Fits

Useful Across Turns, Repairs, Refreshes, and Renovations.

Painting is often the visible finish that ties the rest of the property work together.

Unit Turns Refresh vacant units and coordinate painting with cleaning, repairs, resurfacing, and other make-ready work.
Occupied Properties Plan approved painting around access, furniture, residents, work areas, and scheduling requirements.
Common Areas Discuss shared-space painting as part of a property-specific maintenance or improvement scope.
Rehabs & Renovations Coordinate final paint and finish work after repairs, trim, cabinet, surface, or larger renovation improvements.

For Property Managers & Owners

Painting Should Work With the Turn — Not Become Another Separate Problem.

When a property also needs repairs, cleaning, trim, resurfacing, or renovation work, MSP Painting & Home Repairs can help keep the painting scope connected to the rest of the project.

Coordinate painting with repairs, trim, cabinet work, resurfacing, cleaning, and larger renovation scopes.
Discuss occupied versus vacant access before scheduling the work.
Request project photos or completion documentation when your workflow requires it.
Keep scope changes, added areas, and repair needs documented instead of letting the repaint drift.
Plan exterior work around surface condition, access, weather exposure, and other project-specific requirements.
How It Works

From Existing Surface to Finished Paint.

The project starts with understanding what needs to be painted and what has to happen before the final coat goes on.

STEP 01

Review the Property

Identify the areas, existing condition, repairs, access, occupancy, color direction, and any related work that affects the painting scope.

STEP 02

Confirm Scope & Protection

Define the approved surfaces, preparation, repairs, coatings, color changes, trim work, masking or covering needs, access, and project-specific requirements.

STEP 03

Protect, Prepare & Paint

Protect approved adjacent areas, complete the required cleaning or washing where appropriate, patching, sanding, caulking, priming, or other preparation, then apply the selected coating system for the approved surfaces.

STEP 04

Touch Up, Review & Reset

Review the completed painting scope, address approved touch-ups or finish details, and coordinate cleaning or the next project step before handoff.

Exterior painting has a different planning layer.

Florida sun, rain, humidity, mildew or chalking, surface temperature, existing coating condition, and active moisture can affect preparation and scheduling. Cleaning or washing, repairs, caulking, priming, and coating selection should be based on what the exterior actually needs.

Interior & Exterior Painting FAQs

Questions Before We Paint?

Do you provide both interior and exterior painting?

Yes. MSP Painting & Home Repairs can scope interior painting, exterior painting, or a combination of both depending on the property, existing conditions, access, and approved project requirements.

Do you repair walls before painting?

Qualifying patching, minor repairs, sanding, caulking, surface preparation, and other prep work may be included in the approved scope. Larger damage, moisture problems, structural issues, or specialty repairs may require additional work before painting.

Can you paint occupied properties?

Yes, depending on the scope. Occupied projects require additional planning around residents, furniture, work areas, access, ventilation, and scheduling. Those conditions should be discussed during the estimate process.

Can painting be combined with other services?

Yes. Painting can be coordinated with trim and molding, repairs, cabinet painting, countertop or bathtub resurfacing, cleaning, make-ready work, and broader renovation projects.

How long does a painting project take?

Timing depends on square footage, surface condition, preparation, repairs, number of areas, color changes, drying requirements, access, occupancy, exterior weather conditions, and whether other services are part of the project. A realistic timeline can be provided after the scope is reviewed.

Do you help with paint colors?

Color and finish direction can be discussed as part of the project. Final selections should account for the property's existing finishes, lighting, use, maintenance needs, and any owner or management standards.

What happens if you find damage after the project starts?

If hidden or additional conditions are discovered that were not part of the original estimate, MSP Painting & Home Repairs can review the issue and document any scope or pricing change before additional work proceeds.

Where do you provide interior and exterior painting services?

MSP Painting & Home Repairs serves Central Florida and Tampa Bay, including Orlando, Kissimmee, Maitland, Sanford, Tampa, and surrounding areas based on project scope and scheduling.

Does the 30-day guarantee cover peeling or damage from leaks?

The 30-Day Workmanship Guarantee applies to qualifying workmanship performed by MSP Painting & Home Repairs. It does not automatically cover active leaks, moisture intrusion, structural movement, failing substrates, pre-existing conditions, impact damage, misuse, third-party work, manufacturer defects, or conditions outside the approved scope.
