These terms explain the rules that apply to use of the MSP Painting & Home Repairs website, project requests, communications, property access and authorization, regulated or unsafe conditions, and services. Project-specific written agreements may contain additional terms.
Acceptance of Terms
These Terms & Conditions apply when you access or use the MSP Painting & Home Repairs website, request a walkthrough or estimate, submit information to us, or engage with MSP Painting & Home Repairs regarding property services. By using the website or proceeding with services, you agree to the terms that apply to that interaction.
A project-specific estimate, proposal, work order, service agreement, or other written document may contain additional terms. If a project document conflicts with these website terms on a project-specific matter, the project document will control for that matter.
Services & Project Scope
MSP Painting & Home Repairs provides property services that may include painting, repairs and maintenance, trim and finish work, cabinet or surface refinishing, bathtub and countertop resurfacing, cleaning, make-readies, renovations, and related services.
The exact services, quantities, materials, exclusions, pricing, schedule, and project expectations for a particular job are determined through the applicable estimate, proposal, work order, service agreement, or other written communication.
Estimates, Pricing & Change Orders
Website descriptions and any general pricing references are informational only and are not binding quotations. Project pricing is determined after MSP Painting & Home Repairs has sufficient information to evaluate the requested work.
Additional work, concealed conditions, owner-requested changes, revised quantities, material substitutions, or conditions discovered after work begins may require a revised estimate or change order. MSP Painting & Home Repairs will communicate material changes to scope or price through the applicable project process.
Deposits, payment schedules, accepted payment methods, cancellation terms, or other financial requirements, if applicable, will be stated in the estimate, proposal, invoice, work order, or service agreement for the applicable project.
Nothing in these Terms or in a project-specific cancellation policy is intended to limit a cancellation, rescission, notice, or other consumer right that cannot legally be waived. If a transaction is subject to a statutory cancellation notice, written-contract requirement, or similar consumer protection, the applicable legal requirement and project documents will govern.
Scheduling, Property Access & Customer Responsibilities
Scheduling depends on project scope, property readiness and access, material availability, weather, staffing, coordination with occupants or property teams, and other reasonable operational factors.
The customer or authorized property representative is responsible for providing lawful and timely access to the areas where work will be performed and for communicating known access restrictions, safety concerns, occupancy conditions, or property rules that may affect the work.
Delays caused by unavailable access, changed scope, hidden conditions, weather, material shortages, third parties, inspections, permits, or other circumstances outside the reasonable control of MSP Painting & Home Repairs may affect the project schedule.
Authority to Request & Approve Work
The person requesting, approving, scheduling, or directing work represents that they are the property owner or have sufficient authority from the property owner, management company, association, tenant, or other responsible party to request the applicable services, authorize access, approve the scope, and make project-related decisions.
If work is requested by a property manager, employee, agent, tenant, representative, or other third party, MSP Painting & Home Repairs may reasonably rely on that person's apparent authority unless MSP Painting & Home Repairs has been informed in writing that additional approval is required.
The customer is responsible for obtaining any owner, association, landlord, management, tenant, or other permissions that are required before work begins. MSP Painting & Home Repairs may pause or decline work when authority, access, or required approval is unclear.
Project Photos & Documentation
MSP Painting & Home Repairs may create or receive project photos, videos, notes, measurements, estimates, messages, and other documentation in connection with evaluating or completing work. Such records may be used for estimating, project coordination, quality control, customer communication, warranty review, and business recordkeeping.
Project documentation may be shared with the customer, property representative, subcontractors, suppliers, or service providers when reasonably necessary for the project. Identifiable customer or property imagery will not be treated as automatically authorized for public marketing merely because MSP Painting & Home Repairs performed work at the property; public marketing use should be based on separate permission or another lawful basis.
30-Day Workmanship Guarantee
The 30-day workmanship guarantee begins on the date the applicable work is completed. If a qualifying workmanship issue related to the work performed by MSP Painting & Home Repairs is reported during that 30-day period, MSP Painting & Home Repairs will review the issue and, when covered by the guarantee, return to correct it at no additional charge. The customer must provide reasonable access for inspection and any covered corrective work.
The 30-day workmanship guarantee applies to workmanship performed by MSP Painting & Home Repairs. It does not cover damage or conditions caused by misuse, abuse, normal wear, pre-existing conditions, work performed by the customer or other third parties, structural or substrate failure, manufacturer defects, water intrusion, mold or moisture, movement or settling, or conditions outside the agreed scope of work, unless specifically stated otherwise in writing.

Consent & Communications
Website forms, calendars, chat tools, surveys, or other communication channels may present optional choices for SMS or marketing communications. Selecting an optional consent choice is voluntary.
Where separate choices are presented for marketing and non-marketing messages, each category is governed by the consent associated with that choice.
Contractors, Materials & Third Parties
MSP Painting & Home Repairs may perform work through its own team and may subcontract portions of a project when appropriate. Depending on the scope, MSP Painting & Home Repairs may also coordinate specialty trades, suppliers, or other service providers as reasonably necessary to complete the project.
When a portion of the work requires a trade license, permit, certification, or other qualification under applicable law, that portion of the work may be performed or subcontracted to an appropriately licensed or qualified trade professional. This allows MSP Painting & Home Repairs to coordinate a broader project while keeping specialty work with the professionals authorized to perform it.
Materials and products may be subject to manufacturer specifications, availability, and manufacturer warranties. Unless MSP Painting & Home Repairs expressly agrees otherwise in writing, third-party products and services remain subject to the terms, limitations, and warranties provided by the applicable manufacturer or provider.
Hazardous, Regulated & Unsafe Conditions
Customers and property representatives should disclose known or suspected hazardous, regulated, contaminated, or unsafe conditions that may affect the requested work, including known lead-based paint, asbestos-containing materials, mold or microbial growth, chemical contamination, active water intrusion, unsafe electrical conditions, structural instability, or similar conditions.
Certain renovation, repair, painting, demolition, or disturbance of building materials may be subject to federal, state, or local testing, notice, certification, containment, work-practice, disposal, permit, or other regulatory requirements. Where applicable, MSP Painting & Home Repairs may require additional evaluation, documentation, testing, remediation, or appropriately qualified professionals before affected work proceeds.
Work involving or suspected to involve hazardous or regulated materials is not included in a general painting, repair, resurfacing, cleaning, or renovation scope unless expressly stated in the applicable written project documents. MSP Painting & Home Repairs may stop, delay, exclude, or rescope affected work if a hazardous, regulated, concealed, or unsafe condition is discovered.
For properties where lead-safe renovation requirements or similar regulated work practices apply, the applicable work must be handled in accordance with the requirements that govern that project. Nothing in these Terms represents that MSP Painting & Home Repairs performs hazardous-material abatement or other specially regulated services unless expressly confirmed in writing for the applicable project.
Limitation of Liability
To the fullest extent permitted by applicable law, MSP Painting & Home Repairs will not be responsible for indirect, incidental, special, exemplary, or consequential losses arising from use of the website or performance of services, except to the extent a different obligation is expressly stated in a written agreement or cannot legally be limited.
Nothing in these Terms is intended to waive rights or responsibilities that cannot be waived under applicable law.
Website Content & Intellectual Property
Text, branding, graphics, logos, service descriptions, photographs, layouts, and other website materials are owned by MSP Painting & Home Repairs or used with permission from their respective owners. They may not be copied, republished, distributed, or commercially reused without authorization except where permitted by law.
External Links
Links to third-party websites or services may be provided for convenience. MSP Painting & Home Repairs does not control those sites and does not guarantee their accuracy, security, availability, content, or privacy practices.
Governing Law
These Terms & Conditions are governed by the laws of the State of Florida, without regard to conflict-of-law rules, except where another applicable law must govern.
Severability & No Waiver
If any provision of these Terms & Conditions is found to be invalid, illegal, or unenforceable, that provision will be applied to the greatest extent permitted by law, and the remaining provisions will remain in effect.
A delay or failure by MSP Painting & Home Repairs to enforce a provision, exercise a right, or require compliance in one instance does not waive that provision or right in another instance. Any waiver must be clear and specific to the matter being waived.
Changes to These Terms
MSP Painting & Home Repairs may revise these Terms & Conditions from time to time. The current version will be posted on this page with an updated “Last updated” date. Continued website use after an update is subject to the revised terms then in effect.
